What stands out is just how few of those listings are attainable under $1 million: only 20 single-family homes in coastal San Diego are currently listed below that threshold, compared with 340 listed above $1 million. In other words, if you're house-hunting on the coast today, you should expect to be shopping in seven figures for a single-family home in the vast majority of cases.
Inland Cities Still Offer Real Value
The picture changes quickly once you move away from the coast. In El Cajon, for example, there are 203 active homes and condos priced between roughly $275,000 and $4.3 million — a much wider and more attainable range than the coastal market. For buyers who want San Diego County living without the coastal price tag, East County cities like El Cajon remain one of the best paths to homeownership in the region.
